High-rising living in Granville is continuing to soar with a 26-storey unit and retail block proposed for the suburb.
The Sydney Central City Planning Panel is assessing a Toplace development application for 34-42 East St where 114 apartments, two groundfloor shops and a three-level, 86-space carpark is planned.
Toplace reportedly snapped up the property for $8 million last October when a development application originally proposed 91 apartments.
The apartments would comprise of 22 one-bedroom units, 83 two-bedroom units and nine apartments with three bedrooms.
Think Planners, which submitted a report on behalf of Toplace, said the development would address a shortfall of housing stock in western Sydney “by increasing the stock of
residential dwellings within walking distance to Granville town centre and Granville
train station”.
The report said the development would suit families and investors.
“The proposal has a mix of one-, two- and three-bedroom residential dwellings that will
cater for a variety of socio-economic groups,’’ it said.
“This will ensure that Granville will maintain its existing social diversity and increase housing choice, affordability, and social mix. The development will be supported by the provision of high quality social infrastructure services and facilities, including public transport and those that exist within Granville town centre.’’
Subject to approval, the East St units would be developed alongside a forest of units flanking the train line.
At a site occupying Cowper, Rowell and East streets at Granville, a three-tower, 620-apartment complex with a supermarket, carpark, medical centre and 90-space childcare centre, is under way.
In January, the Parramatta Local Planning Panel gave one of the blocks in the complex the green light to jump from 16 to 29 storeys despite flouting planning guidelines over height controls.
