Updated images reveal how a $300m Parramatta Leagues Club redevelopment will transform into a “world class” dining and entertainment precinct with a hotel flanking the stadium.
A development application lodged with Parramatta Council reveals a series of new artist impressions from Cox Architecture in the ambitious masterplan.
Stage 1 of the Parramatta Live redevelopment will include the construction of the new four-storey club and restaurants, and additions to the existing multi-level carpark.
The demolition of the existing club will follow in stage 2, along with the construction of a health and leisure centre while stage 2B comprises the building of the hotel and entertainment facilities, a gym, and more eateries.
The $215m development application shows the hotel will now be eight storeys instead of the 12 levels with 150 rooms that was originally pitched when the project was first revealed in December.
Parramatta Leagues Club president Mark Jenkins said that was to ensure the hotel and other buildings the project were sympathetic to surrounding buildings.
The hotel will include a youth hub and community centre on the podium levels.
A 1000-capacity theatre is also under more consideration because Venues NSW operates that parcel of land.
Mr Jenkins said the theatre was still part of the vision but it would “need to work hard” to make it a reality for members and an application for the facility would be submitted in a later stage of the masterplan.
Plans for apartments for the corner of O’Connell St and Eels Place to replace the existing low-rise units are still being assessed.
Initial plans included 100 apartments over two buildings, zoning could scale that back.
“We need to look at the zoning of that land and the zoning will dictate how many apartments we’re able to put on that site,’’ Mr Jenkins said.
“The zoning for units depends on the height so the zoning at the moment doesn’t allow great height and of course we want to be conscious of the stakeholders around that site too.
“But it will be residential.’’
Subject to approval early next year, a tender will be submitted for the rebuild and development on stage 1 is due to begin in early 2027.
The overall project is due to be completed in 2034.
“The drawcard of this redevelopment is a world class restaurant, food and beverage precinct near one of Australia’s best stadiums,’’ Mr Jenkins said.
“CommBank Stadium is one of the best in the country and we’re wanting to complement that with the club, a hotel and also a young adult entertainment area.
“It’s one of the few developments on the northern side of the Parramatta River and it will also service the residential area to the north of Parramatta as it continues to grow, along with the health precinct.’’
The Sydney Central City Planning Panel will determine the redevelopment.
