A 16-storey development will replace the ageing Westmead Shopping Village with hotels and apartments. The restaurant, bar, gym and hotel building will be placed directly opposite the Westmead train station on Railway Parade, with an expected price tag of $70.3 million and an $100 million end value.
The development application, lodged with Parramatta council, states the block will include five storeys for a hotel with 97 rooms, six storeys for residential apartments, with 33 units and 4 levels for basement car parks allowing for 122 cars.
The shopping village owner, Drill, has had the block between Railway Parade and Ashley Lane in Westmead since 1985, the shopping centre has been operation since 1979.
Plans for the site also include a connecting air bridge between one four storey part of the block and the 16-storey main building.
The existing Westmead Tavern business will stay open along with eight other restaurants set to create a “dining precinct” on the first floor, according to Drill’s Mark Hovey.
Mr Hovey, said the group’s intention was to develop and hold the asset “for decades to come”.
“A comment we often receive is that the dining options in Westmead are somewhat limited. We hope to create a relaxed and revitalised yet tranquil area with a variety of different food types that can be enjoyed by locals, hotel guests, hospital staff, hospital patients and their visitors and also from those outside the area,” he said.
“The whole thing was precipitated by the need for hotel accommodation. Westmead is the medical centre of the area, (yet) we discovered there was no location for them (patients’ families) to stay in Westmead, only some pretty average accommodation options,” he said.
“We know there is a demand for visiting medical staff, families of patients, medical tourism and standard tourism. Whilst this market is currently being met by operators in the Parramatta CBD, we are confident that the demand for short-term stay accommodation more locally in Westmead is high.
“We are excited about the future of Westmead and intend to retain the development on completion. We have been long-term holders of property in Westmead and have enjoyed watching the locale go from strength to strength. Additionally, the funding Westmead is receiving from various tiers of government will confirm its place as a centre of excellence for treatment and research well into the future.”
A through-site link will connect the railway station to Hawkesbury Rd, with a landscaped outdoor area. The proposed redevelopment will bring the total gross floor area from 2115 square metres to 11,300 square metres.
Earlier this month, Western Sydney University announced a collaboration with Deicorp for a 900-apartment project across 37,000sq m including commercial and retail spots. The plans, which have now received second-stage approval, is expected to cost $500 million and will include two residential towers between 19 and 23 storeys.
