Three car yards earmarked for 190+ units in multistorey Victoria Rd, Ryde development plan

A strip of businesses could soon be demolished to make way for almost 200 units and a childcare centre as part of a development some locals argue could block sunlight to their homes.

A strip of businesses including car yards to make way for three high rise buildings could soon be demolished to make way for almost 200 units and a childcare centre.

A $97.3 million development plan has been released to build three towers standing up to eight storeys tall directly next to homes on a development site on the corner of Blaxland Rd and Victoria Rd in Ryde.

The multistorey proposal involves the demolition of multiple businesses on the site including the Ryde Hyundai dealership, City Ford Ryde and the GWM car dealership.

Plans show the development would have 194 units split across three buildings ranging in height from six to eight storeys tall.

There would also be a 120 place child care centre, 269 basement carparking spaces and new landscaping works.

Submissions from residents have raised concerns over the height and scale of the building, which will stand next to existing apartment buildings.

Some neighbours fear the development could leave their homes without sunlight during periods of the day.

Mary Ryan, a neighbour of the site, in a submission wrote the development would “grossly devalue the adjacent homes”.

“I cannot see how a proposed development of this magnitude will fit on the small triangle of land which currently also includes ours and unit blocks,” she said.

Plans to Ryde Council stated the development would offer a “high-quality mixed-use development” that would address housing demand in the Ryde area.

“(The development) will enhance the setting and produce a sympathetic solution to existing buildings and heritage items,” the plans added.

Traffic modelling shows the development would generate an extra 132 hourly car movements during the morning peak hour period and 113 in afternoon periods.

Due to the size of the development, the proposal has been referred by Ryde Council to the Sydney North Planning Panel which will assess the proposal.

If approved, the development would also include communal green roof terraces.

The new childcare centre would have outdoor areas including sensory gardens and a scooter track.

Ryde Hyundai, City Ford Ryde and the GWM car dealership were contacted for comment but did not respond at the time of publication.
