Holdmark’s Shepherd Bay units project at Meadowbank suffers blow

A DEVELOPER’S bid to build a 24-storey tower as part of the huge Shepherds Bay project at Meadowbank and Ryde has been blocked.

A DEVELOPER’S bid to build a 24-storey tower as part of the huge Shepherds Bay project at Meadowbank and Ryde has been blocked.

The Planning Assessment Commission has published its decision on Macquarie Park-based Holdmark’s request to make changes to its plan for the foreshore.

Holdmark wanted to increase the height of a proposed tower on Church St, Ryde, from 10 storeys to 24.

The developer said the taller tower would be slimmer, and a smaller tower would not be financially viable.

It also said towers in Rhodes provided a precedent for this kind of building.

However the Commission disagreed.

Its panel sided with an earlier Department of Planning report that claimed 24 storeys would look bulky, and Rhodes was visually divorced from the site.

While the Department recommended 15 storeys be allowed, the Commission decided the current 10 storeys should remain the limit.

The Commission did approve Holdmark’s requests for some lesser heights increases at other parts of its site.

There will be 2,033 units built as part of the project.

The Commission held a well-attended public meeting to hear residents’ views at Ryde Eastwood Leagues club in December.
