Revealed: the list of highest land values for homes in Greater Sydney
Homes across all corners of Sydney are continuing to record soaring land valuations – with some topping the $80 million mark. We break down the property list for each region in the city:

Homes across all corners of Greater Sydney are continuing to record land valuations as the city’s property market shows no signs of cooling off.
New figures have revealed the eye-watering valuations for the region’s ritziest residential land with mansions, heritage listed homes and waterfront properties among those topping the list.
The NSW Valuer General said several factors are taken into account when determining values including local property sales, zoning, the size of blocks, location and views.
The land valuations are used by councils to determine rates, and also to calculate land tax that property owners pay.
We break down the figures for some of the highest valued land for single homes in each geographic region in Sydney, as published by the NSW Valuer General in August this year.
CITY AND EASTERN SUBURBS
560 New South Head Road, Point Piper
Also known as ‘Fairwater’ and regarded as Australia’s most expensive home, the Point Piper mansion had a land valuation of $83.5 million in August. The 1.12ha property was owned by the Fairfax media family since 1901 before it hit the market in 2018.
13-15A Coolong Road, Vaucluse
Another harbourside mega-mansion, the sprawling block of land in Vaucluse had a land valuation of $59.8 million in August. Owner Leon Kamenev – who founded Menulog – was granted development approval in 2018 to build a new $10 million home and swimming pool on the block.
42 The Crescent, Vaucluse
The six bedroom mansion had a land valuation of 54.9 million in August. The property is also known as Windermere and ranks as one of the largest private residential land holdings on Sydney Harbour.
550-550A New South Head Rd, Point Piper
Another Point Piper entry, the home had a land valuation of $51.4 million in August. The mansion was built in 1863 and fronts on Seven Shillings Beach.
92 Wolseley Rd, Point Piper
This five storey home recorded a land valuation of $51.4 million
The property last made headlines last year when it sold for $95 million. The five storey home sits on a 1800 sqm block and boasts a long list of impressive features including a tennis court.
INNER WEST
25 Wharf Rd, Birchgrove
Also known as Wyoming, the historic waterfront property had a land valuation of 12.5 million property in August. The home dates back to the late 1800s and was granted State Heritage status in 1999.
1 Blake St, Balmain
Another 19th century entry, the home at 1 Blake St notched up a land valuation of $11.8 million in August. The waterfront property was built in the mid-1800s and is heritage listed in recognition of its significant post-Colonial and Italianate classical design.
12B Grafton St, Balmain NSW 2041
Also known as Hampton Villa, the property at 12B Grafton St had a land valuation of $10 million in August. The property was built in the 1840s and has been home to prolific tenants over the decades including Henry Parkes.
144 Louisa Rd Birchgrove
Located on one of the Louisa Rd ‘Golden Mile’ of the inner west, the three bedroom home at 144 Louisa Rd had a land valuation of $8.87 million in August.
123 Louisa Rd Birchgrove
Also on Louisa Rd, the property at number 123 clocked up a land valuation of $8.87 million in August.
WESTERN SYDNEY
26 Lasburn Cres, Carlingford
Overlooking Hunts Creek, the large property at 26 Lasburn Cres had a land valuation of $13.7 million in August.
14 Horningsea Park Dr, Horningsea Park
The magnificent Horningsea Park House is one of the most grand homestead estates in southwest Sydney and has been home to some colourful figures over its 160-year history including Polish explorer and discoverer of Mount Kosciuszko, Count Paul Strzelecki. The property had a land valuation of $5.1 million in August.
9 Gloucester Rd, Epping
The large block of land at 9 Gloucester Rd in Epping had a land valuation of $3.41 million in August. The property is located a stone’s throw from Terrys Creek and boasts features including a tennis court.
95 St Albans Rd Schofields
The large block of land at 95 St Albans Rd had a land valuation of $3.25 million in August.
6 Ellis St, Oatlands
Another sprawling block of land, the home at 6 Ellis St in Oatlands had a land valuation of $3.1 million in August.
32 Abuklea Road, Epping
The grand six bedroom home in Epping had a land valuation of $3.07 million in August. The home sits on a 3960 sqm block and is regarded as one of Epping’s largest landholdings.
14 Grose St, Parramatta
Located just north of the Parramatta CBD, the home at 14 Grose St had a land valuation of $2.95 million in August.
NORTHERN BEACHES
58 Iluka Rd, Palm Beach
The large block of land in Palm Beach recorded a land valuation of $11 million in August.
10 Addison Rd, Manly
Overlooking North Harbour, the home at Addison Rd had a land valuation of $11 million in August.
1007 Barrenjoey Rd, Palm Beach
The impressive Barrenjoey Rd waterfront estate, also known as Palm Haven, recorded a land valuation of $10.8 million in August. The mansion was designed by architect Phillip Cox in 1990 and has features including a tennis court and boat storage facilities.
37 Ocean Road, Palm Beach
Another Palm Beach entry, the property at 37 Ocean Rd had a land valuation of $10 million. The home was built in 1920 and is also known as ‘Kalua’.
2 Cabarita Rd, Avalon Beach
Sitting on the tip of Stokes Point, the large block of land in Avalon Beach recorded a land valuation of $10 million in August.
THE HILLS AND NORTH WEST
188 Foxall Rd, Kellyville
The large block in Kellyville had a land valuation of $11.9 million – up from $7.1 million in 2017.
202 Foxall Rd, Kellyville
Also in Kellyville, 202 Foxall Rd had a land valuation of $10.5 million – up from $6.43 million in 2017.
34 Terry Rd, Box Hill
Another large block, 34 Terry Rd had a valuation of $9.62 million. The site is within the ‘Box Hill Growth Centre Precinct’ and plans were lodged earlier this year to subdivide the property into two lots.
2 McIntyre Place, Castle Hill
One of northern Sydney’s most impressive homes, 2 McIntyre Place had a land valuation of $8.69 million in August.
176 Old Pitt Town Rd, Box Hill
The Old Pitt Town Rd property had a land valuation of $8.66 million in August. The large block of land has been earmarked for future development with plans lodged earlier this year for a 46-lot subdivision.
SOUTHERN SUBURBS
325 Woolooware Road, Burraneer
The impressive Burraneer property recorded a land valuation of $5.9 million in August. The seven bedroom property enjoys views over Port Hacking and has an on-site bowling alley, dedicated yoga area and a 2000-bottle cellar.
16 Bowden Cres, Connells Point
Sitting on the end of Connells Point, the four-bedroom home had a land valuation of $5.56 million in August.
199 Stuart St, Blakehurst
Another waterfront entry, the Stuart St home recorded a land valuation of $5.37 million in August.
132 Stuart St, Blakehurst
Also on Stuart St, the four bedroom home at number 132 had a land valuation of $5 million in August.
4 Glen-Ayr Ave, Yowie Bay
The sprawling property at Yowie Bay recorded a land valuation of $4.97 million in August.
CAMPBELLTOWN
4 Clydesdale Dr, Blairmount
The 41ha property had a land valuation of $15 million in August.
90 Badgally Rd, Blairmount
One of the region’s most iconic properties, 90 Badgally Rd recorded a land valuation of $7 million in August. Known as ‘Mount Universe’, the home was designed to resemble the rings of planet Saturn in 1979 by builders who planned for it to become a mecca for a worldwide movement directed toward a better life on Earth. It’s now a popular destination for photographers.
221 Eagleview Rd, Minto
The large block in Minto had a land valuation of $3.85 million in August – that’s up from $994,000 in 2017.
9 Daimler Place, Ingleburn
The Daimler Place home had a land valuation of $2.65 million in August.
39 Sebastian Ave, Rosemeadow
Sitting on a large block in Rosemeadow, the Sebastian Ave home had a land valuation of $2.64 million in August.
NORTH SHORE
109 Kirribilli Ave, Kirribilli
It’s a home away from home for the nation’s Prime Minister and boasts arguably the best views of Sydney. Kirribilli House was valued at $30.4 million in August.
10/12 Burran Ave, Mosman
Boasting harbour views, the property at Burran Ave was valued at $18 million.
18 Hopetoun Ave, Mosman
Another harbourside entry, 18 Hopetoun Ave was valued at $13.7 million in August.
1 Killara Ave, Killara
The home located within a heritage conservation area in Killara was valued at $12.6 million.
17 Mandolong Rd, Mosman
The sprawling block of land on Mandolong Rd was valued at $12.4 million in August.
NORTHERN DISTRICT
13-15 Viret St, Hunters Hill
Homes on the Hunters Hill peninsula dominate the list for the northern district suburbs including 13-15 Viret St property which recorded a land valuation of $18.5 million in August.
12 Crescent St, Hunters Hill
The State Heritage listed home on Crescent St had a land valuation of $17.5 million in August. The property overlooks Alexandra Bay and is regarded as one of the suburb’s largest villas.
5 Viret St, Hunters Hill
Also known as ‘The Nagle’ home, the heritage property on Viret St dates back to the 1890s and recorded a land valuation of $16.4 million in August.
22 The Point Rd, Woolwich
The waterfront property on The Point Rd recorded a land valuation of $11.1 million in August.
55-57 The Point Rd, Woolwich
The former Church of Christ College building is now an impressive home – boasting eight bedrooms, tennis courts and access to the Lane Cove River. The property recorded a land valuation of $11 million
BLUE MOUNTAINS
41 Olympian Parade, Leura
The home at 41 Olympian Pde was valued at $2.59 million in August. The property overlooks the Blue Mountains National Park and is also used as a wedding venue.
19 Birdwood Ave, Katoomba
Also known as Kardinia Park, the impressive Katoomba home had a land valuation of $1.77 million in August.
47 Olympian Parade, Leura
Another cliff top entry, the property at 47 Olympian Rd had a land valuation of $1.71 million in August.
14 Banksia Park Rd, Katoomba
The large property recorded a land valuation of $1.57 million.
26 Sublime Point Rd, Leura
The three bedroom home in Leura also had a land valuation of $1.57 million.
CAMDEN
28 Ingleburn Rd, Leppington
Rezoning changes in Leppington have sent land valuations for many of the region’s properties soaring including 28 Ingleburn Rd – valued at $10.5 million in August – up from $3.5 million in 2017.
110 Lodges Road, Elderslie
The sprawling block of land at Lodges Rd had a land valuation of $10.5 million in August.
1351 Camden Valley Way, Leppington
The Leppington property had a land valuation of $10 million in August – up from $4.88 million in 2017.
36 Ingleburn Rd, Leppington
Recording a similar increase was 36 Ingleburn Rd – rising from $3.3 million in 2017 to $10 million in August.
118 Byron Rd, Leppington
The Byron Rd home had a land valuation of $10 million in August – up from $3.35 million 2017.
