A developer is set to take advantage of recently increased building height limits in Chatswood’s CBD with plans unveiled for the suburb’s next residential skyscraper.
A new proposal has been lodged for a 26-storey tower containing 84 units on a prominent block of land at the northern end of the CBD.
The development would involve turning three homes at 54-56 Anderson St into units along with two levels of shops and 90 basement carparks.
The proposal would also include an outdoor communal garden, pedestrian links, public art and outdoor terraces.
Three of the units included in the new development would be offered to renters or buyers as ‘affordable housing’.
Plans state the development was in line with the Chatswood CBD Planning and Urban Design Strategy to 2036 which was approved by the Department of Planning in 2020 and allowed height limits at the site to increase to 90m.
The increase is almost three times higher than the 34m limit previously in place at the Anderson St site.
Plans for the development state the building would not result in any “unreasonable impact in terms of view loss, overshadowing, visual impact or bulk and scale.”
The planning documents state it would also help address state government housing targets which forecast 92,000 homes are required in Sydney’s north by 2036.
“The proposal will provide housing supply, choice and affordability with access to jobs, services and public transport,” the plans state.
“It will also improve the amenity of the streetscape with activated street frontages and ground floor retail premises contributing to a vibrant Chatswood CBD.”
The development proposal has been released by Anderson Chatswood Development Pty Ltd.
The proposal has been lodged to Willoughby Council and is currently under assessment.
