Chatswood: Twin towers to loom over Nelson St homes

Twin skyscrapers with more than 280 units would tower over homes as the high-rise boom in Chatswood shows no signs of slowing down. See the plans:

The development boom in Chatswood is set to encroach further into surrounding streets under plans for two new skyscrapers almost 1km south of the CBD.

A 45-unit apartment building at 9-11 Nelson St would be turned into a 258-unit mega development under new plans set to be considered by Willoughby Council next week.

Concept plans show the twin towers would stand 20 and 27 storeys tall – up to 78m above the existing 12m height limit.

The development would include 4219 sqm of commercial space, landscaping works on podiums and rooftops, pedestrian links and 257 on-site carparks.

The skyscrapers would border medium density homes, shops, the North Shore rail line and the Sydney Metro Chatswood dive site which has been earmarked as a possible location for a future primary school.

The building would be so tall that surrounding sites including 15-19 Nelson St, 10 Gordon Ave, 613-627 Pacific Hwy and land west of the Pacific Highway would be affected by overshadowing during parts of the day.

Plans stated the proposal was in line with Willoughby Council’s Chatswood CBD Planning and Urban Design Strategy which encourages increased building heights in several areas outside the existing CBD boundary limits – including the site on Nelson St.

“The increased commercial and residential density is intended to accommodate anticipated demand for employment and housing in the local council area,” the plans stated.

“The site is close to the Chatswood city centre with significant transport infrastructure and urban services.

“It is considered that the overshadowing is reasonable for this site located within the Chatswood CBD.”

In early feedback, the Willoughby Council Local Planning Panel said the project was consistent with the Urban Design Strategy and has supported forwarding it to the Department of Planning for a gateway determination process.

A voluntary planning agreement is also being negotiated that could involve the developer paying the council monetary contributions to bankroll public benefits.

The proposal is among a growing list of skyscrapers planned in the Chatswood CBD including a 26 storey redevelopment of the Chatswood Mandarin Centre, a 22 storey expansion of Chatswood RSL, a 15 story apartment building at 3 Ellis St, and three towers on the corner of Victoria Ave and Brown St including an 18 storey hotel.

The proposal is due to be considered at next week’s council meeting. If supported, the proposal would open for future public feedback.
