A STRIKING waterfront home on one of Mosman’s most coveted stretches has sold for a figure believed to be around $12 million.

Designed by renowned Sydney architect firm Luigi Rosselli and perched directly above the shores of Sirius Cove, the award winning five-bedroom residence at 1 Curraghbeena Rd had been listed for sale on and off since October 2013, most recently with McGrath Mosman agents Michael Coombs and Adam Ross who secured the sale last Thursday.

Despite the lengthy listing period, Mr Coombs noted that there was quite a bit of interest in the property towards the end of the campaign, offering a stark reflection of the current strength of the local prestige market fuelled predominantly by a lack of stock.

While he was not able to provide any comment on the final sale price, the home is believed to have been secured by a local buyer for around $12 million.

“Were obviously seeing strength in the prestige market, and waterfronts and prestige property are going to continue to see more sales in great strength because there’s just limited properties,” Mr Coombs said.

“Mosman is an international market now; when you’re appealing to such a broad spectrum and international buyers, these properties are going to become more in demand, which is exciting.”

The three-storey home has been meticulously designed to maximise the stunning vantage point, with floor-to-ceiling windows lining its curved walls — a trademark style of the architect.

Additional highlights include a top level suite with a bedroom, limestone ensuite, walk-in wardrobe, sitting room and balcony; a teenagers retreat with a games/billiards room; an infinity edge pool and a private jetty and a boatshed.

According to CoreLogic RP Data, the home last traded in October 2003 for $5,780,250.

Curraghbeena Rd is by no means a stranger to double digit million dollar sales.

In 2014, a four-storey home at number 9 sold for $16.3 million, just months after number 7 sold for $11 million; while last year, number 5 secured a $16 million sale result.
