New development plans have been revealed to turn a prominent site in Mosman’s town centre into a multi-storey unit complex. See the video of what’s planned:

A former residential care facility is set to be transformed into an multi-store apartment complex under a $11 million development plan in the Mosman Junction town centre.

Developer group Mosman Grove Partnership has released a proposal to convert the former Aveo living complex next to Bridgepoint Shopping Centre into a 14 unit development with 25 basement carparks on the corner of Ourimbah and Brady Rds.

The project would include new rooftop terraces, communal open space, two extra levels of basement carparking and a mix of two and three bedroom units.

Plans stated the development would revitalise the streetscape and create much-needed housing on the lower north shore.

Submissions from neighbours have raised concerns over potential impacts on noise along with privacy from sections of the complex including the rooftop gardens.

St Luke’s Anglican Church – located to the east of the site – has also weighed in on the plans, calling for privacy screens to be built on balconies.

“We also request a full height screen is provided by the developer for both dust and full safety to fully protect St Luke’s during the full construction period,” the church said.

Plans stated the development at 2-6 Ourimbah Road would address the region’s housing shortage and bring the current building up to modern standards.

“(The project) will satisfy the increasing demand, changing social and demographic profile of the community and is located in a highly accessible area in proximity to a number of bus routes along Military and Spit Rds,” it stated.

“The development also includes 210 sqm of communal open space at the ground floor and rooftop terrace which will assist in creating inviting communal spaces for all residents to enjoy.”

In early feedback on the proposal, Mosman Council has requested changes and clarifications on construction plans including the mechanical carparking system, driveway layouts and stormwater impacts.

The proposal remains under assessment and is currently open for public feedback.
