Sydney Metro derails aged care plans for North Sydney

AN AGED care facility worth $91m had been planned for a North Sydney site that is being snapped up by the State Government to make way for the Sydney Metro.

AN AGED care facility had been planned for a site that is being snapped up to make way for the Sydney Metro.

Uniting had secured approval for the project at 50-52 McLaren St on the edge of North Sydney’s busy CBD.

But the State Government has moved in to buy the land for a second entrance and services building for the new North Sydney Metro station.

“Uniting had secured development approval through the Joint Regional Planning Panel to develop a mixed-used site which included a range of aged care and community facilities,” a Uniting spokeswoman said.

The site is currently vacant.

JRPP documents show a DA was approved for a $91.8 million development in 2011. Records state that this was subject to a legal appeal.

The State Government had purchased buildings on nearby Miller St for the services building at 194-196a and the occupying businesses moved out.

It spent almost $17 million buying the two buildings, according to figures from CoreLogic RP Data. But following community engagement, the plan was changed.

The Miller St site is next door to elite girls’ school Monte Sant’ Angelo Mercy College.

In its submission about the Sydney Metro project, the school said the noise impact on its theatre, main hall and recording areas was significantly underestimated.

It added that construction noise and vibration on residences would be “unacceptable”.

“The northern shaft site should be relocated away from the school,” the report said.

“The impacts on the Monte campus are completely understated.”

Once the services building at 50-52 McLaren received project approval, Transport for NSW would offer 194 and 196a Miller St back to the former property owners.

“If the former property owners express no interest in purchasing the properties back, the properties will be considered surplus to project requirements and sold under TfNSW property disposal guidelines,” a Transport for NSW spokeswoman said.
