More than 200 homes planned under Muirfield Golf Club redevelopment at North Rocks

More than 200 homes and a public swimming pool could be in the pipeline under a golf course redevelopment to give a northwest Sydney club longevity for the ‘next 70 years’. Find out the latest on the major project.

More than 200 homes flanking a golf course are planned under a major redevelopment of Muirfield Golf Club at North Rocks in a plan that aims to give it “longevity”.

Deemed a state government “significant” development, a mix of apartments up to four storeys and townhouses are slated for the northwest corner of the 36-hectare site at Barclay Rd and Perry St.

General manager Cameron Harvey said plans for the 71-year-old club were still in their infancy but first emerged before Covid.

“The club was doing OK but clearly we needed to add something to ensure the longevity and the whole project is for the sustainability of the club,’’ he said.

“We want to make sure we’re around for another 70.’’

He said the redevelopment of the tired clubhouse, golf course, machinery shed and a 204-space underground carpark would likely be $40m but the overall costs for the housing – which were likely to be built over four blocks – were yet to be determined.

A 25m public swimming pool could be added to the bold project.

Initially billed as a complex for seniors, Mr Harvey said he hoped a mix of residents would call the site home and enjoy the vista of the greens.

“We’re a community club. I suppose it’s a nice fit for semi-retired or retirees but realistically I think anyone could enjoy the view of the golf course,’’ he said.

The club has 1500 members, 1100 which are golfing members.

Despite attracting some negative attention from the public, Mr Harvey said 80 per cent of the club members supported the proposal.

“I think they understand it’s the lifeblood of the club,’’ he said.

Muirfield must still lodge a development application with Parramatta Council and prepare an environmental-impact statement, which Mr Harvey said would not likely happen until next year.

The addition of homes to golf courses is a growing trend locally, including at Oatlands Golf Club where Mirvac will build 144 homes for seniors despite public outcry.

At Greystanes, Cumberland Country Golf has proposed a $160m seven-storey complex for 234 seniors independent living dwellings and a 38-bed aged care facility at the northern end of the club.
