A $1.5 million plan to bring several homes to a residential community in Port Stephens has been revealed.

Planners behind the proposal for 1043 Lemon Tree Passage Rd, Tanilba Bay, earmarked the construction of five homes as part of a residential subdivision on a vacant block at the “heart” of the community.

“(The proposal is) within easy walking distance to local shops to the east on Lemon Tree Passage Rd, a medical centre, post office, hardware store, Tilligerry RSL and the Tanilba Bay Golf Club,” a planner for the project said.

Planning documents said the proposal comprises of a multi-dwelling housing development, including the construction of two blocks.

“Block A, positioned in the eastern half of the site, includes three attached dwellings, each with two bedrooms,” the plans outline.

“Block B occupies the western half of the site and includes two attached dwellings.

“All of the dwellings will be accessed from a centrally-positioned shared driveway to Lemon Tree Passage Rd and include single garages.”

That frontage of the site takes up 30.48m, while the rear boundary measures 33.43m, the eastern boundary is 45.72m and the western boundary comes in at 31.64m, encompassing a total area of 1226m².

Planners behind the proposal say the development would also boost the local economy with jobs.

“The proposal provides new, modern accommodation in an accessible area, close to shops, services and recreational outdoor spaces,” Andrew Martin Planning Pty Ltd said.

“The site is located in a highly accessible location, being flat and walkable.

“The construction phase of the development will provide jobs and sales of products for local businesses and trades.”
