Construction industry needs to know if ban will end on time so sites can be prepared

A vacant block of land situated along Port Macquarie’s beautiful beachside stretch looks set to be transformed into a multimillion-dollar apartment complex with views of the ocean.

Sydney property developers Lauras Projects lodged the $24 million proposal for a 68-unit complex at 16 Pacific Dr with Port Macquarie-Hastings Council earlier this year, and it has now been referred to the NSW Planning Panel for determination.

The 4500sq m block is set back from Windmill Hill reserve between Oxley and Rocky beaches next to the Rocky Beach Motel. It is proposed to be built over six-levels, comprising of one to four-bedroom apartments.

It will have room for 100 car spaces.

Plans for the residential flat building have been prepared on behalf of Lauras by Land Dynamics who describe the units as high quality with generous living areas, highly sought-after expansive views and landscaping.

“The aim of this development is to provide high quality units, generous living areas, a highly sought-after outlook and finishes which are in keeping with the surrounding development, while being reflective of the desired high-density housing under council’s planning controls,” the report states.

“The proposal provides an opportunity for more choice of housing in the market. The development of the site will improve the supply of housing in the Port Macquarie region, in accordance with the regional strategies.

“Overall, the proposal provides positive social, economic and environmental outcomes that will positively contribute to Port Macquarie and the overall Port Macquarie region. “

A communal area has also been proposed within the building on level one for use by residents, as well as an outdoor shower for those returning from the beach.

The plans describe each unit having ample area of private open space, including a balcony off the living area or courtyard at lower levels.

The building also comprises of a roof top terrace, resident gym and landscaped grounds.

Lauras describe the hallmark features of the development being the quality of the large-style ocean front apartments that come with ‘quality appointed finishes.’

The site has been identified within Port Macquarie-Hastings Council’s planning controls for medium to high density housing, and the proponents are firmly of the belief that it is in the public’s interest that the complex be built to cater to the region’s growing housing demand.

Due to its capital project value of greater than $20 million, the project must now be assessed by the independent state planning panel, prior to approval.
