Nambucca Heads High Street apartment block development application lodged with council

The applicant behind plans for a four-storey apartment development in a prime Mid-North Coast block admits impacts on neighbours’ views will be ‘inevitable’ if it gets the green light.

Plans have been lodged for an apartment block on a prime patch of Mid-North Coast land with stunning ocean views.

The four-storey apartment block at Nambucca Heads will sit perched on the aptly named High St on a site that slopes nine metres steeply down from north to south to take in the coastal views towards Scotts Head.

Plans have been lodged with Nambucca Valley Council with the public exhibition period ending on September 11.

There will be five apartments in the new building, all with three bedrooms and there will be a 10-space car park and storage on the lower level.

Currently an old style single storey brick dwelling sits on the block at 3 High Street and this will be demolished to make way for the new building.

Plans have been lodged by Coffs Harbour-based architectural design and project management company Casa Koala.

The company is behind a number of major developments in the region.

The block is a corner lot with High St the primary frontage and Hill St a secondary frontage with the proposal involving the part closure of Hill St.

A council staff member who did not want to be named said the cost estimate for the construction was $3.16 million and that many public submissions have already been received.

Concerns about the impact on coastal views have been addressed in a “view study” submitted as part of the application which states “surrounding properties are accustomed to viewing over the existing single storey residence, hence some impacts upon existing view lines is inevitable”.

A number of view analysis montage images have been produced showing the new four-storey building transposed over the existing single storey dwelling.

In their application the proponent points out that the site is subject to a maximum building height of 11m and their proposal does not exceed this.
