A massive $1.5m housing development application in Port Macquarie has been given the green light.

The proposal concerns the corner of Grandview Pde and Swift St, where two Port Macquarie homes once stood but have since been demolished as part of the plans.

The development will re-subdivide the 533.90sq m and 600.40sq m lots into three smaller blocks, build a residential dwelling on each, and install a shared swimming pool in the middle.

The biggest unit, with 191.59sq m of habitable space, will have four bedrooms and includes features such as a rumpus room, two-car garage, outdoor porch, and beach shower.

The second unit is slightly smaller, measuring 191.42sq m, but follows a similar four-bedroom design with the addition of coastal views from the covered outdoor entertaining area on the first floor.

Plans for the third four-bedroom unit outline similar features, offering 183.21sq m of habitable floor space in the more narrow western side of the site, plus a barbecue patio with folding doors leading from the living room.

The new brick homes will come complete with a basement, garage, ground floor and first floor, bringing the building height to 8.6sq m

New driveways and crossovers, as well as an upgraded 1.5m-wide public footpath along the corner bordering the space, are expected to be built too.

A new sewer main and 6kL rainwater tank will also be installed, with new underground piping connecting to the homes.

Singh Property Developments Pty Ltd was granted approval to operate on September 5, which will lapse after five years.
