Plans have been submitted for a $21 million unit block in the heart of Manly.
DAP Woodland intends to demolish an ageing four-storey building and replace it with an eight storey unit block in Whistler St.
The building is set to feature 41 apartments with 57 parking spaces on the ground and basement levels.
The development falls foul of the Apartment Design Guide’s stipulations relating to communal space.
Notably it does not include the required 25 per cent minimum communal open space or the requirement that that space has a minimum of 50 per cent direct sunlight.
Architects Wolski. Coppin, on behalf of the developer, called for the discrepancy to be overlooked arguing the location is within 200m of Manly Beach along with numerous cafes, bars and restaurants, many of which are in sun drenched plazas.
The plans, submitted to Northern Beaches Council, reveal access to the block will be from Whistler St with the car park on the ground and basement levels.
Lifts then link to the other floors.
On the first floor there will be two one-bedroom units and six two-bedrooms.
The second floor will feature one one-bed and seven two-bed with five two-bed and one three-bed on both levels three and four.
Level five will have two two-bed and three three-bed with four three-beds on level six.
Level seven will have one two-bed and three three-bed units.
Twelve trees are set to be cut down to make way for the development.
The design is “contextually responsive building of exceptional quality which takes advantage of the site’s superior locational attributes while providing high levels of amenity for future occupants,” the application concludes.
The block is “highly articulated, modulated and visually stimulating” it adds, and will “provide diversity in housing choice within a precinct ideally suited to increased residential densities”.
