A $9 million plan to build a five-storey residential flat building along the popular Manly beachfront strip has been revealed.

Developers have submitted plans to Northern Beaches Council to demolish a two-storey apartment block to construct five luxury apartments at 61 North Steyne, Manly.

Plans reveal the complex will comprise five architecturally designed apartments to replace the existing unit block on the Manly foreshore.

A planner for the project said the new building will include four three-bedroom apartments, one two-bedroom apartment and a two-storey basement with 10 car spaces and six bicycle spaces.

“The proposed development provides a mix of well-designed, generously sized residential apartments which will regenerate an under-utilised, site replacing an existing unit block that is incongruous with its context, of poor residential amenity … and improve the North Steyne streetscape fronting the Manly foreshore.”

“Specifically, the proposal acknowledges its street corner position with a skilful architectural approach and presents a contextual fit with neighbouring development.”

The planner confirmed that a portion of the road reserve fronting the site and of the neighbouring property at 60 North Steyne will need to be used for landscaping.

The architect behind the project has undertaken detailed site analysis involving multiple site visits in consideration of the unique contextual features of the site.

“The concept design … (aims to) rejuvenate the under-utilised site, containing aged residential apartment stock that no longer exhibits design excellence, satisfactory resident amenity or best practice sustainable design”.

“Planters are proposed at each floor, with a wraparound planter proposed at Level 4 to soften the legibility of the top floor from street level.”

“The proposed development is highly articulated with screening elements and curved corners, a skilful architectural approach to the prominent corner positioning of the site.”

The proposed site at the corner of North Steyne and Denison Street is currently occupied by an ageing two-storey residential flat building and does not contain a heritage item.

Plans are on exhibition until December 21.
