New hospital planned 500m from Northern Beaches Hospital in Frenchs Forest
Less than three months after the controversial Northern Beaches Hospital opened in Frenchs Forest, developers are planning to open yet another hospital just 500m away.
A prime site with development application approval for a five-level private hospital and specialist facilities — located about 500m from the new Northern Beaches Hospital, could soon be sold.
The 1800sqm vacant site, at 11 Tilley Lane, Frenchs Forest, came to market in November in a low-key expressions of interest campaign.
The property comes with DA approval for a “private hospital and multiple health care services”, according to the marketing material provided by agents Ray White Commercial NSW and Ray White Frenchs Forest, who were running the EOI campaign.
“Situated just moments from the newly constructed Northern Beaches Hospital (NBH), this site presents a bespoke development offering for a specialist medical hub in a rapidly expanding State Government designated health care precinct,” they said.
“The approval encompasses the opportunity to incorporate a medical centre, including day surgery, ward and treatment spaces and a range of ancillary medical services.”
The site has an approved gross floor area (GFA) of 2214sqm, set over five levels, including ground floor retail, a rooftop terrace, and 72 car spaces.
The owner of the property is understood to be open to either selling the land or entering into a joint venture to develop the site.
Trevor Cain, principal and head of commercial at Ray White Frenchs Forest, was tight-lipped about the sale, however he did said the EOI period had closed in December and discussions were progressing with a number of parties in relation to the site.
He said there had been strong interest in the property from buyers both domestically and internationally.
Mr Cain would not be drawn on price, saying it was yet to be determined how the sale would proceed.
“It’s a very unique property because there are very few private hospitals that come to market,” he said.
“We would say this is a very significant site. The council was very supportive of this because it sits on land in the designated health and education precinct.”
Last year, a single level private hospital in Chatswood changed hands for a rumoured $50 million-plus, which included $23,500,000 to buy the property.
