Plans for a $190m retirement community for over 55s on the northern beaches — that includes an aged care facility — have been revealed.
Authorities are assessing the bid for stage one of the luxury 349-unit seniors living complex, which includes a 14-storey residential block, at Frenchs Forest.
If it gets the go-ahead, it will be just minutes from Northern Beaches Hospital and the new Frenchs Forest Town Centre.
It’s also an easy stroll to the Forest Hotel.
Developer Platino Properties has lodged a State Significant Development (SDD) Application with NSW Planning for the 2.26ha site, which now accommodates a warehouse at 1-3 Skyline Pl.
It will include a 20-bed residential aged care facility.
Planning officials have been told that as part of the application, the proposed new development would fit in with Platino’s existing “Jardin” seniors living complex, with 52 strata titled units in multistorey buildings at the intersection of Skyline Pl and Frenchs Forest Rd East.
Platino is also in the construction phase for another two buildings — six and eight -storeys — containing 98 apartments, at 5 Skyline Pl.
Jardin was launched in October 2020 with 1-bedroom units selling off the plan for $680,000, $1.1m for 2-bedrooms, $1.35m for 3-bedrooms and $1.7m for a penthouse.
The latest application proposes three buildings, varying in height from six to 14 storeys made up of 200 independent living units and a 20-suite residential aged care facility.
Another three buildings on the site would be the subject of a future SDD application.
In planning documents lodged with the current application, the developer’s planning consultants pointed out that the project would be near a “range of major health services facilities including the Northern Beaches Hospital, the future Frenchs Forest town centre and public transport services along Frenchs Forest Rd”.
It also stated there was a significant local need for more seniors living accommodation and that 5 per cent of the floor space would be used for “affordable seniors housing”.
“The development is predicted to generate 465 direct and 1253 indirect jobs during construction and 72 jobs during operation,” according to the plans.
Platino Properties chief executive officer George Revay has said he wanted to give seniors more residential options that were different to traditional retirement villages.
“We’ve taken the benefits of retirement living and residential apartment living to offer customers the best of both worlds,” he stated on the Platino website.
“Our model offers residents the financial choice and freedom of a general residential property (with no exit fees or complex contracts), with the safety, security and companionship of a retirement village.”
Plans for the complex are now on exhibition for public feedback.
