Collaroy beach: $7.3m ‘modern beach house’ designed for seniors living proposed

A $7.3m “modern beach house” designed for seniors living on the Collaroy beach front has been proposed. Check out what residents have said here.

A $7.3m “modern beach house” designed for seniors living has been proposed for Collaroy, with prime views overlooking Collaroy beach.

The proposal for Birdwood Ave requires demolition of the existing house and the construction of two buildings up to two storeys in height with four units and basement carparking for eight car spaces on 1472sq m of land.

The application seeks approval for a strata plan of subdivision and each dwelling would also boast its own private garden.

An architectural statement claims the development is “a good opportunity to provide a quality seniors living development within the local area with a high level of amenity for future residents” and “the materials and architectural form enable to development to sit

humbly in the streetscape minimising the impact of the development”.

Documents submitted on behalf of the applicant also state the buildings have been “designed to retain neighbours’ views and outlook where possible to limit any adverse impacts on

adjoining properties”

The development application generated a mixed response from the public.

A public submission by Ben Moffat and Mary-Frances Murphy urged the council to reduce the proposal and cited concerns about building height, landscaping and view loss.

“We are objecting because the proposed DA has a very poor impact on view loss from our

property and this is caused by the DA being significantly non-compliant to SEPP controls,” Mr Moffat and Ms Murphy wrote.

“Neither the applicant nor its advisers visited our property to assess our significant view loss.

Erecting retaining walls and positioning ‘fill’ to the boundaries is also not in accordance with

controls.

“The proposed roof structures also exceed front and rear setback controls. Council does not have before it a Statement of Environmental Effects that it can rely upon.”

Other Collaroy residents Ross and Robbie Corben expressed concerns about “amenity loss” and proposed planting of screening trees which could lead to “loss of northern sunlight and further loss of views”.

Meanwhile, a number of residents initial concerns seem to have been resolved through discussions with the applicants who are proposing the development.

Graham Hart wrote a public submission stating he was happy to support the “revised” development.

“We initially had some concerns about the Birdwood Ave development regarding the

height and land fill in the backyard,” Mr Hart wrote.

“We have been happy with the developer’s willingness to discuss these matters and preparedness to make some modifications to their original plans.”

The Manly Daily has approached the applicant for comment.
