Warby St, Campbelltown: ‘Serious defects’ had to be addressed in new public housing complex

A massive public housing complex in Sydney’s southwest was riddled with building defects just months before social housing tenants were meant to move in.

‘Serious defects’ were identified in a newly completed $22 million social housing apartment complex in Sydney’s southwest just months before residents were meant to move in.

The six-storey apartment complex located at 44 Warby St in Campbelltown contains 41 apartment units and 57 underground carparking spaces. Providing much needed housing for close to 100 residents, ranging from young families to people at risk of homelessness.

The developer of the complex Developcorp, was given three months by Fair Trading NSW to rectify 40 incorrectly installed overflow pipes on balconies which could have potentially led to flooding issues.

A Homes NSW spokeswoman however confirmed that all of the rectification works had been completed one month prior to residents moving in, by November 2023.

“Homes NSW is committed to building more and better social housing for people in need, particularly in high demand areas like Sydney’s southwest,” she said.

A spokeswoman from Fair Trading also confirmed the works carried out had met the requirements ordered by the building watchdog, leading them to remove the order from the public register.

The $22 million building was purchased off the plan and is located a 15 minute walk away from Campbelltown Station and a 10 minute walk from the nearest bus stop.

“This site ticked all the boxes – including its location and being shovel-ready,” Housing Minister Rose Jackson said.

There are close to 12,000 people on the waitlist for social housing in the southwest region, and more than 55,000 people waiting statewide according to Homes NSW.

“Housing is one of the most common issues that is raised with me,” Campbelltown state Labor MP Greg Warren said.

“I am glad that the NSW Government has committed to supporting the delivery of social housing in Campbelltown.”

The NSW Government housing provider, Homes NSW, said it currently have around 25 projects in the construction phase in a number of suburbs in Sydney’s southwest; including Airds, Camden, Liverpool, Belmore, Chester Hill, and Padstow.

Which are expected to deliver approximately 279 social homes for 674 people.

“There are close to 60 projects in the design and planning stages (tender, DA lodged and DA approved) and will deliver more than 1,000 new social housing properties across Sydney’s southwest,” a Homes NSW spokeswoman said.

The NSW government has also committed to providing 30 per cent of all developments on government owned land for social and affordable housing, and $10 million dollars towards a Modular Housing Trial aimed at delivering ‘faster quality social housing.’
