The Campbelltown City Centre building at 171 to 179 Queen St was put up for sale last week.
The building houses not-for-profits, such as One Door Mental Health and Macarthur Diversity Services, as well as the Campbelltown Juvenile Justice Community Office.
The building was originally built during the 1980s and expanded to eight storeys in the 1990s.
It was last sold in August 2016 for $14 million.
Selling agent Peter Vines from CBRE said the building was expected to fetch up to $20 million.
“It’s quite a major asset right in the heart of the Campbelltown CBD,” Mr Vine said.
“The biggest selling point is that the tenants currently in the building are either government-backed organisations or government departments.
“It’s a service hub: you’ve got legal aid in there and a number of medical tenants.”
Mr Vines said there had already been strong interest in the property since it went up for sale last week.
“We’ve had three inspections already and there’s been a large volume of inquiries,” he said.
Expressions of interest for the building close at 3pm on April 11.
