CAMPBELLTOWN Council is set to endorse a plan which will kick start its Re-Imagine Campbelltown strategy.
Campbelltown RSL owner Cabra-Vale Diggers unveiled plans this year to build three high-rise towers and a hotel on the club’s CBD site.
The plans will go before tomorrow night’s council meeting.
Council staff have recommended the height limit be changed from 32m to 45m for 158-168 Queen St and from 32m to 85m for 1 Carberry Lane, to enable the development to proceed.
Campbelltown Council’s independent Local Planning Panel, made up of NSW Government appointees and a community representative, assessed the plans in March and raised issues with the development’s height and its impact on the local road network.
If approved, the plans will go to the Greater Sydney Commission for approval but will have to include a detailed heritage impact assessment and traffic study.
Also, the buildings will have to be set back from Queen St.
Under the plans, two floors of the hotel will be used as a new location for Campbelltown RSL club while nine floors will be used for hotel rooms.
In a report to councillors, council staff say the development proposal has strategic merit to the region due to the population influx and the need for more housing around transport hubs such as Campbelltown.
“With a large emphasis placed on strategic direction by the NSW Government and more recently by council, the proposal would not be entirely out of character,” the report states.
“Increase in heights in Campbelltown is likely and will be part of further planning studies and planning proposals in the near future for adjoining sites.”
