Oxley Ridge: Cobbitty Aldi supermarket proposal on public exhibition

A supermarket giant could soon take shape in a burgeoning Macarthur suburb as development of the Oxley Ridge estate continues to gather momentum. Read the latest.

Cobbitty continues to grow as development in the region continues, and now plans have been lodged for an Aldi supermarket to be built.

The development application submitted to Camden Council by Milestone Pty Limited proposes to construct an Aldi store with carparking at 3 Kakadu St to run from 6am to 10pm, seven days a week with delivery hours to the delivery dock operating 24 hours.

In 2020, it was revealed that a multimillion-dollar shopping centre would soon take shape in Cobbitty and would feature the Aldi and eight specialty shops.

Construction is slated to begin early next year.

Residents are able to have their say on the addition of the “hard discount” store with the proposal now on public exhibition.

The documents submitted to the council note that to ensure a cohesive development for the neighbourhood centre across the two allotments, Aldi has closely liaised with the landowners of the Oxley Ridge estate.

“The proposed development is consistent with the adjacent neighbourhood centre site with respect to vehicle and pedestrian connections,” the proposal states.

“This ensures a high quality development outcome for the future occupants of Oxley Ridge.”

BHL Group chief operating officer Paul Hourigan said the estate continued to “gather momentum”.

“Already, in the first six stages of the community, approximately 40 per cent of houses have started construction,” he said.

“In the current stages of the development, bulk earthworks and civil works are proceeding, as you can see off The Northern Road.”

Mr Hourigan said the shopping centre’s development was continuing, with progress and applications from Aldi and other outlets.

“In addition to the civil works, we’re pleased that construction of the Display Village car park commenced this month,” he said.

“This will service the 44-lot Display Village within stage one, which is anticipated to open in mid-2023.’’

A “pocket park’’ in stage six was going through the final designs and was anticipated to be delivered in mid-2023, he said.

Mr Hourigan said the southwest was Sydney’s fastest growing area, providing people with a range of affordable housing options, amenities and open spaces.

“Oxley Ridge has a casual, semirural ‘village’ lifestyle, which is well-connected to schools, shops, recreation and parks, and of course, the new Western Sydney Airport, the Aerotropolis and other major infrastructure — everything is close to home,” he said.

“With the large amount of infrastructure being rolled-out across the region, it also presents good job opportunities for now and well into the future.”

Documents submitted to Camden Council said Aldi sold about 1800 basic grocery and household items including canned and baked goods, milk and dairy products, locally sourced fresh produce as well as frozen goods.

This differs from larger supermarkets such as Coles and Woolworths that can sell more than 25,000 items.

“Data analysed by PwC as part of Aldi’s price report confirms a staggering price gap of 15.6 per cent compared to the cheapest products at the nearest competitor,” the proposal states.

“Put simply, a basket at Aldi is at least 15.6 per cent cheaper than at other supermarkets, meaning an average Aussie family can save $1555 a year.”
