Plans to dramatically expand Oran Park with more than 2800 additional homes have been revealed, as the burgeoning town centre is set to see an expansive 100 home “exhibition village” built as part of the ambitious proposal.

The expansion plan launches the beginning stages of the major development of Pondicherry Lakeside Precinct - which is 242 hectares and earmarks 2850 homes to be built across the area.

The exhibition village consisting of 105 display homes and 2 car parks are planned for construction in Oran Park North and will be the third and largest exhibition home village in the rapidly growing area.

Planners for the developer, Greenfields Development, report the proposal would result in a population boom of up to 8830 people.

“The precinct will deliver a high-quality urban environment following the principles of community pride, well-being, healthy living, and educational excellence,” a planner said.

“The Part Precinct will be an integral component of the local area linking to surrounding precincts including the established Oran Park and future precincts of Lowes Creek Marylands and South Creek West.

“We have engaged an art consultant who is working with students from Oran Park High School on developing design concepts that could be incorporated in…this development.”

The project ties into Greenfields Development’s broader development programs including their $680m combined venture with Event Hospitality & Entertainment Limited set to roll out over the next few years.

Oran Park plans to welcome a $63.3m leisure centre, 184-room hotel and bistro, a new baseball field, four new commercial buildings and three residential apartment buildings - all by 2026.

“Our vision for the Oran Park development is to create a vibrant and sustainable community that provides a high quality of life for its residents.”

“We aim to build a place where people can live, work and play in a safe and welcoming environment that promotes healthy living, social interaction and economic growth.”

Development plans for Oran Park first began in 2010, and are projected to be completed by the 2040s.

Camden Council and the NSW Department of Planning approved the exhibition village proposal to go on exhibition on 22 January.
