Plans for a $167m high-rise residential hub in southwest Sydney promise to significantly boost housing supply for NSW’s growing population of seniors.
Urban planning firm UrbanCo have unveiled ambitious plans for a two tower apartment complex in the rapidly developing suburb Oran Park.
The development is set to rise up to 10 storeys and will feature nearly 200 units tailored specifically for senior residents in the future ‘Tulich Lifestyle Village’.
According to the latest census data, 11,855 people aged over 65 resided in the Camden area in 2021, accounting for over 10 per cent of the local government area’s population.
A recent report for Camden Council estimated a 56 per cent increase in retirees and elderly residents living in Camden by 2031 – highlighting the demand for local senior housing facilities and support services.
The ‘Tulich Lifestyle Village’ proposal includes 196 independent living units and 14 assisted living apartments spread across two towers rising eight and ten-storeys high.
The residential complex will also include retail and health services on the ground floor and provide a two-level basement carpark with 209-spaces.
The ‘vertical seniors village’ offers a variety of options with a mix of one, two and three-bedroom options for both independent and supported living suites.
The apartment towers also include plaza areas on the street level and rooftop spaces for recreational activities.
The ‘Tulich Lifestyle Village’ is planned for 1 Civic Way, Oran Park, in the heart of the suburb’s rapidly developing CBD.
If approved, senior residents will have access to the gym and swimming facilities at the newly opened Oran Park Leisure centre next door.
They can also visit the library, shops at Oran Park podium and the future Oran Park train station all within 500m walking distance.
“The building is ideally placed to provide easy access for residents to retail and recreational facilities as well as existing and future transport infrastructure … for visitors to the village,” a planner said.
The complex will be owned and operated by family-owned company Tulich Family Communities, which has three decades of experience running aged care facilities including Greenhill Aged Care near Wollongong and previously Durham Green Retirement Village at Menangle – acquired by BaptistCare in 2023.
“Approval of the proposal will significantly enhance housing diversity and activation within the Oran Park Town Centre,” a planner stated.
