Menangle Park: Dahua Group unveils plan for 100+ housing lot expansion in Sydney’s southwest

More than 100 new residential lots are being proposed to transform pastures in Sydney’s southwest as part of an ongoing push to meet the state’s desperate need for housing.
A development application submitted to Campbelltown Council by major Chinese developer Dahua Group, propose the creation of an additional 51 lots at 36-46 Fitzpatrick St, Menangle Park. The expansion builds on council’s earlier approvals for 61 residential lots on adjoining land.
“The proposal will provide for the housing needs of the community by providing for new residential growth in the precinct,” the DA said.
The 1.7-ha parcel of land earmarked for this development is zoned for low-density housing and is surrounded by rural and farming land.
The proposed greenfield development sits 7km from Campbelltown CBD and 1.2km from Menangle Park train station, offering convenient access to nearby amenities for future residents.
“Undertaking the works will have some short-term positive economic impacts through employment generation and investment,” a planner said.
The Menangle Park precinct currently lacks local shopping or retail services, but a project planner stated land across Cummins Rd has been zoned for future neighbourhood shops.
“The land is (also) in proximity to Menangle Country Club and Menangle Park Raceway, which are drawcards to the local area,” a planner said.
These plans come as part of Dahua Group’s $1.5bn dollar transformation of the region’s pastoral past into a thriving urban hub. More than 4000 housing lots will be delivered across 494ha of land, along with a neighbourhood centre.
Menangle Park’s staged expansion promises to offer “flexible and affordable housing”, with land prices starting at $479,000.
“One of the primary reasons that draw new homeowners to South West Sydney is its relatively affordable housing options compared to other parts of Sydney …(making) it accessible for first-time buyers and young families looking to enter the property market without compromising on quality of life,” the DA stated.
