A Camden Valley Way site scooped up for more than $10 million two years ago is set to feature two five-storey towers of specialist health services and apartments, as well as 36 houses.

A Camden Valley Way site scooped up for more than $10 million two years ago is set to feature two five-storey towers of specialist health services and apartments, as well as 36 houses.
To be known as Leppington Heights, the 3.7ha site is located opposite Willowdale estate and was purchased by property development company SMPR Investments in 2017.
SMPR Investments CEO Som Bhatia told the Chronicle the project would deliver much-needed health facilities to the area, including a day surgery, pathology, radiology and MRI services as well as a regional health wellbeing centre.
“Southwest Sydney is one of the fastest growing areas in the country,” he said.
“The site is in the middle of all the amenities, next to a future school, 100m from a shopping centre, only 2.5km from Leppington Station.
“This will bring much needed health facilities to the area.”
The five storey towers are expected to also include about 100 apartments.
SMPR Investments was founded in 2008 and has delivered a range of townhouse and apartment projects in the Parramatta area.
A Planning Proposal is currently on exhibition with Camden Council and is seeking to amend the site’s zoning boundaries, as well as boost the maximum height limit from 12m to 16m in the medium density portion of the site.
Mr Bhatia said the height rise was required to cater for the raised ceilings required for the health and commercial facilities, to be located on the ground level of the proposed development.
The Planning Proposal is on exhibition until next Tuesday, March 26.
