Ingleburn town centre: council plan for 3200 homes to be decided by NSW Planning

A masterplan to build thousands of new homes in a south west Sydney CBD has been revealed. Vote on the proposal in our interactive poll.

A vision to transform a southwestern Sydney CBD into a bustling residential and commercial centre will send more than 3000 homes into the sky.

Campbelltown Council has released plans for Planning Department determination to build 3240 homes across high-rise buildings around Ingleburn town centre while creating over 1100 new jobs in the process.

The redevelopment of the town centre - between Cumberland and Ingleburn roads - will tranform the area from largely industrial and commercial to include high-rise residential properties up to eight storeys tall.

A council planner said the proposed building heights were designed to “ensure that the urban village feel is maintained” and provide more homes close to Ingleburn station.

The council also raised the opportunity of creating an “iconic mixed-use building” featuring sustainable designs, according to planning documents.

The council planner said the creation of a long-term plan for Ingleburn has “been a challenge due to differing views held within the community in relation to height limits and higher densities”.

“The proposal would facilitate the provision of 3240 additional dwellings and 1,120 new jobs within the Ingleburn Town Centre,” the planner said.

“It is also noted that the precinct is located within the Ingleburn Precinct in the Glenfield to Macarthur Urban Renewal Corridor.”

However, Macquarie Fields state Labor MP Anoulack Chanthivong said he rejected to higher density development in the Ingleburn CBD.

“It will be impossible to retain Ingleburn’s village character with that scale of development,” he argued. “I am also concerned that Campbelltown Council is still yet to rule out imposing an additional levy on ratepayers for the flood mitigation works mentioned in the planning proposal.”

Mr Chanthivong said there would be negative financial impact imposed on residents from the development — if a levy is enforced.

“Emphatically, 98 per cent of respondents across my electorate said they have had enough of development in their suburbs,” he said.

“This is an overwhelming message from local residents – they don’t want the high-rise and high-density development proposed by Campbelltown Council.”
