Glenfield to become southwest Sydney’s premier sporting and education hub

A bold vision to transform an “under-utilised” suburb into southwest Sydney’s premier sporting and education hub with more than 3900 homes, six sporting fields and a new school has been unveiled.

A bold vision to transform an “under-utilised” suburb into southwest Sydney’s premier sporting and education hub with more than 3900 homes, six sporting fields and a new school has been unveiled.

Landcom, the NSW Government-owned land and property developer, has revealed plans for the suburb of Glenfield – 40km from the Sydney CBD – to become a thriving hub across 108 hectares over the next 15 years.

The plans – dubbed the Glenfield precinct – would also include six sporting fields, a 12-storey mixed-use town centre, a new primary school and a mix of terraces, town houses, apartments and detached houses.

The Department of Planning, Housing and Infrastructure rezoned Glenfield in 2021 to include 30ha of additional public open space and retain 50ha of agricultural land for Hurlstone Agricultural High School.

This comes after work began last year for a major $40m revamp of the agricultural school to include two new dormitory buildings with 180 student beds, and a farm hub including a new dairy, calf, beef, pig and chicken shed alongside new irrigation systems.

Western Sydney Leadership Dialogue CEO Adam Leto, said the future plans for Glenfield were “exciting” as the much needed influx of new homes would “further support the growth of the southwest”.

“The future plans for Glenfield highlight the importance of linking this area to the existing Metro rail network and connecting it to the jobs and opportunities that will flow into Bradfield and the broader Aerotropolis once Western Sydney International is up and running at the end of 2026,” he said.

“Importantly, this development is well serviced by existing infrastructure such as road, rail and schools.”

Business Western Sydney executive director David Borger said the location of Glenfield was “ideal” for further development “given its proximity to existing road and public transport infrastructure”.

“The land around Glenfield has been considerably under-utilised and the rezoning of surplus land from the Hurlstone Agricultural School means the entire community can benefit from development,” he said.

Mr Borger said NSW was experiencing the “worst housing crisis in the history of the state” and the plans would help “alleviate the growing pressure on families”.

“Ideally a high proportion of those new homes should be designated as affordable housing, and a further sum reserved for frontline and essential workers,” he said.

Mr Borger said the Business Western Sydney also supported SWS Local Health District’s proposal to the state government for an Integrated Community Health Hub at Glenfield which would “bridge the distance between Liverpool and Campbelltown hospitals and alleviate the pressure on emergency services”.

“Landcom are great developers, and I am sure they will consider the supporting infrastructure needed to deliver their vision in terms of amenity and access such as arterial roads and pedestrian paths,” he said.

A Landcom spokesman said they were progressing with their plans for more than 3900 new homes and a town centre in Glenfield after purchasing the land from the Department of Education in April.

“Civil works are expected to begin in 2026 with the first housing sites anticipated for purchase in 2027, subject to relevant approvals,” the spokesman said.
