RESIDENTS are anxiously awaiting the outcome of negotiations between Camden Council and a developer wanting to build terrace homes on the last piece of vacant land at Mt Annan.
Queensland-based developer Sunland Group has lodged a development application for 143 terrace homes on the 5.5ha site adjacent to Mt Annan Marketplace.
An application from a different developer in 2014 to build nine four-storey apartment buildings on the Main St site resulted in 564 objections sent in to Camden Council against the proposal.
A conciliation conference was held this morning between council and Sunland Group representatives after the council initially refused the development.
Should council and the developer fail to agree on resolving a number of issues with the development then it will be decided in the Land and Environment Court.
The land is currently zoned for business use but has a clause allowing other developments to take place.
Mt Annan and Narellan Vale residents opposed to the development raised concerns with its effect on traffic access to Narellan Rd and the effect on the character of the suburb.
No direct traffic access is proposed for Narellan Rd with residents expected to use the existing road network to get on to the major road.
During the public session of the conciliation conference this morning, concerned resident Paul Jackson said the development would add more congestion for residents attempting to get to work or take their children to school in the mornings.
“What is proposed is highly dense and completely out of character with the prevailing dwellings,” Mr Jackson said.
“It is a mini-city within a suburb that is already at its limits.”
Brett Lyons said residents already found it difficult to get out of the suburb and on to Narellan Rd during peak hours.
“They’ve only recently completed upgrades to Narellan Rd but if this goes ahead we’ll be back to square one,” he said.
