Construction under way for stage one of Cobbitty by Mirvac

Work is under way for a multimillion-dollar masterplanned community next to a historic township in southwest Sydney.
With an estimated completion value of $648m, Cobbitty by Mirvac will deliver a new community of 900 homes and create more than 4000 local jobs during construction.
The new area will feature a playing field and village green, a town centre, a lake, a range of parks, and landscaped open spaces.
Mirvac’s head of residential, Stuart Penklis, said Camden was one of Sydney’s most popular growth areas, but the housing supply was limited.
“With Camden recently named as having one of the most significant housing supply shortages in NSW, coupled with its population projected to almost double by 2042, the new community is set to provide a much-needed boost to housing options in the area,” he said.
“To be able to get these first homes to market is great news, especially for first home buyers and young families wanting a new chapter in a high-quality new community.”
Mr Penklis said Mirvac’s track record of quality development over five decades had never been more critical as buyers grappled with various challenges, from interest rate movements to rising costs.
Embedded in the South West Growth Area, Cobbitty is expected to continue attracting substantial public and private investment due to its proximity to the Western Sydney Aerotropolis, home of the anticipated second airport.
Other major infrastructure earmarked for the region includes the second stage of the Campbelltown Hospital redevelopment, and the M12 motorway.
Meanwhile, the new north-south rail line between St Marys and Macarthur will link Cobbitty locals with the Western Sydney Aerotropolis and Sydney CBD.
Stage one of the project comprises 120 lots, with the first release of sites ranging from 270 sqm to 525 sqm made available in February. Future releases will include lots over 1000 sqm.
Mirvac’s general manager of residential development NSW, Toby Long, said they planned the development to respond to the existing Cobbitty village and carefully considered the area’s heritage.
“Our vision for Cobbitty is to build a legacy project for southwest Sydney where residents can enjoy the lifestyle of an idyllic and connected rural setting with the infrastructure to support contemporary living,” Mr Long said.
“Cobbitty stands to benefit from the multi-billion dollar infrastructure investment already underway in the region, including the new airport and significant transport upgrades.”
All residents will have access to electric living, allowing them to charge vehicles or use lower energy appliances like induction cooktops and offset their electricity costs with solar power, providing significant potential savings.
Nature will also take centre stage, with existing wetland corridors to be restored as a haven for native flora and fauna; and extensive networks of walking trails and cycleways planned to promote connectivity and connection to nature through the neighbourhood.
