A bold plan to demolish a former Bunnings Warehouse in the heart of Campbelltown to make way for eight residential apartment towers has been submitted to council.

A bold plan to demolish a former Bunnings Warehouse in the heart of Campbelltown and construct eight towers, two reaching up 15 levels high, has been revealed.

The proposal which would deliver hundreds of apartments and commercial floor space at Bugden Pl and Kellicar Rd, Campbelltown has been submitted to council by national development company AVJennings.

Plans state the development would boost housing and localised commercial floor space in the city centre.

All existing structures – which used to house a Bunnings Warehouse – would be demolished to make way for eight buildings comprising of 761 apartments and approximately 4329sq m of commercial floor space proposed, with potential neighbourhood supermarkets and cafe.

The project, to be delivered in two phases, will also include more than 800 parking spots.

Stage one would see the construction of a 15-storey, 14-storey, eight-storey and six-storey building, while stage two would deliver 15-storey, 14-storey, 11-storey and six-storey blocks.

The site is also the subject of a planning proposal which seeks to permit the construction of residential apartments on the ground floor, where appropriate.

The current plans for the towers are permissible with current planning controls but if the application is approved, it will be modified to include residential space on the ground floor.

Documents submitted to Campbelltown Council state the existing Bunnings Warehouse Bunnings is “a gross undercapitalisation of valuable land situated” in a significant city centre.

“The development site presents a rare opportunity to redevelop an under-utilised and undercapitalised site within an established and revitalising town centre,” documents state.

“[It] will not only deliver a built form consistent with council’s vision but will increase additional residential dwellings and activate the ground level via a small localised retail precinct.

“The proposed development provides a residential flat building that will make available a variety of housing types and contribute towards increasing the housing stock within Campbelltown.”

The plans come nearly four years after it was revealed the property was part of 7ha site, which included Marketfair Shopping Centre, with plans to erect a “mini-tower city” generating up to 1800 homes and more than 2000 jobs.

AVJennings declined to comment. The developer was also behind Argyle at Elderslie, Arcadian Hills at Cobbitty and Evergreen at Spring Farm.
