William Inglis and Sons submit application to build 10-storey hotel at Warwick Farm

A major racing precinct in southwest Sydney could soon be home to a $55m, 10-storey hotel, a child-care facility, and a conference centre under plans lodged with Liverpool Council.

Thoroughbred horse sales company, William Inglis and Sons, vacated its historic equine sales complex at Randwick, Sydney, and designed its new home at the Warwick Farm racecourse in 2017.

The result was a 150-room hotel, sales centre, stable and hospitality complex, in a unique facility.

Now, the company is planning on an expansion, and in a development application submitted to Liverpool Council, it is now seeking consent for the construction of a 10-storey hotel at 155 Governor Macquarie Drive, Warwick Farm.

The new accommodation would comprise of 73 hotel suites, a basement car park, a centre-based child care facility, conference centre, administrative office space, and an outdoor terrace bar.

The proposed development is an extension of the existing hotel at the site, and the new suites would share the back of house facilities provided within the existing hotel.

The proposed operating hours of the child care facility are from 7am to 6pm weekdays, with staff and/or deliveries potentially arriving on the site as early as 6.45am.

The proposal comes after Liverpool and Fairfield were classified as “childcare deserts” in a new research report placing them in the five worst suburbs for access to childcare in Sydney.

Earlier this year, a report from Victoria University-affiliated Mitchell Institute revealed some 3 million people in NSW are living in what it qualifies as “childcare deserts”, which are places where there are more than three kids for every childcare place available.

The maximum capacity of the proposed child care facility is 60 children, comprising of 20 children in each age category of zero to two years, two to three years, and three to six years.

A total of 13 permanent staff, including 11 permanent childcare educators, will be employed.
