A CONSORTIUM of international and local bodies has outlined its vision for the future Northern Gateway City at Badgerys Creek — but first it is seeking the realignment of the proposed M12 motorway to make it happen.

The consortium, led by property company Boyuan Holdings Limited, has released a masterplan for the new city, which would include a world-class medical and wellness centre and a 200,000 sqm mixed-use town centre featuring retail, entertainment, hotels, community facilities and parklands.

The proposal includes a mixed-use town centre, wellness centre, university campus and logistics hub.

Under the plans, Western Sydney University will develop a new international campus precinct with a focus on education, research and industry and international logistics firm LOGOS will operate a logistics hub for hi-tech industries, warehousing and manufacturing.

The proposal will come up against one major hurdle, though, with the proposed M12 motorway cutting through the town centre.

There will be community facilities, parklands and waterways as part of the proposal.

The new motorway will provide access to the Western Sydney Airport and connect to Sydney’s motorway network.

But the alliance argues the proposed corridor route would reduce employment opportunities and is calling for the motorway’s realignment, saying it would help deliver more than 55,720 jobs and $21.6 billion in economic output by 2050.

A wellness centre will service the city and local and international visitors.

It is also proposing to construct an underground station to service the North-South rail link connecting to the airport.

BHL Group chief executive Caden Wan said the new city will generate tens of thousands of jobs and “be a magnet for overseas visitors into the region”.

“Our master plan’s flexible approach to land uses within our site will ensure health and education centres, tourism, retail and entertainment hubs and hi-tech industry clusters, are fully integrated with local road and rail corridors to cater for the entire community’s needs,” he said.

“But if we are to realise the true economic potential of the site … it is crucial that the current proposal for the M12 is realigned within our land holding and that a station on the North South Rail Link is constructed on the Northern Gateway site.”
