Liverpool: Residents voice concerns over ABA Group plans for Hoxton Park Rd
Southwest Sydney residents have condemned a development proposal they fear will create a ‘real mess’ to their already-congested street.

Concerned residents have condemned a development proposal next to one of Liverpool’s busiest roads in what homeowners say will create a “real mess” to their already-congested street.
Liverpool Council received a development proposal from Sydney property developer ABA Group to transform a vacant parcel of land on 93-145 Hoxton Park Rd, 51 Maryvale Ave and 260 Memorial Ave, Liverpool, into six, six-storey apartment blocks.
Two separate entry and exit driveways from 20 and 48 Dale Ave have also been proposed.
ABA Group has requested council to approve a 40 per cent increase the height of the buildings to 21m, increase the floor space by 50 per cent and allow for 200sq m of retail space below the projected 240 apartments.
Memorial Ave resident of more than 40 years Pamela Rodoreda said she was disappointed the site had landed in the hands of developers who are “in this game for big profits”.
“If the council allows these plans to go ahead it will set a precedent for developers,” she said.
“Everyone who wants to build in this R4 zoning, they will want to make it six storeys too and we can’t have more of that in our area.”
Mrs Rodoreda said a development of that “magnitude will greatly exacerbate traffic congestion” in surrounding roads as adjoining Dale Ave is the sole access road to enter and exit the proposed development.
“It’s a real mess … we’ve seen an increase of cars in our streets as we’ve had more developments of townhouses in our area with families moving in who have two or more cars,” she said.
“There’s also an increase in traffic along Maryvale Ave as motorists just want to get off Hoxton Park Rd to avoid traffic which is made worse during school drop off and pick up times,” she said.
The 66-year-old resident also held safety concerns as buses struggle to drive down the narrow streets.
“Haven’t we learnt anything from the mess that Parramatta has become? I know people who will not go there anymore, including me, because it is so unpleasant now,” she said.
“We don’t want Liverpool to end up like this.”
The proposal was put before Liverpool Council at the November meeting to endorse the height increase but the motion was deferred for further consultation with residents.
Councillors Betty Green, Nathan Hagarty, Peter Harle, Charishma Kaliyanda, Karress Rhodes, Mazhar Hadid and Ali Karnib voted for the amended motion.
Councillors Richard Ammoun, Mel Goodman and Fiona Macnaught voted against the motion.
Mayor Ned Mannoun was absent from the chambers when the motion was voted on because, as council minutes stated he “previously provided advice in the past on the matter when he was not an elected official”.
