Auburn: AB Developments (Australia) Pty Ltd ordered to stop work at unit complex

A stop-work order has been issued for an apartment complex in Auburn following a visit from the state’s building commissioner.

Tools have been downed on the development of a new apartment complex in Auburn following the discovery of multiple planning shortfalls.

The state’s building commissioner has issued a stop-work order for 40-42a Park Road after developer AB Developments (Australia) Pty Ltd failed to submit crucial fire protection, structural and architectural documents.

The inspection, carried out in October, also uncovered the developer didn’t lodge 59 architectural documents and failed to present “necessary detail to produce building work that would achieve compliance with the Building Code of Australia.”

The developer also failed to provide details on the waterproofing plans of the wet areas and external walls alongside the thermal requirements for the roof, windows and walls of the building.

A total of eight stormwater and 16 mechanical design documents also weren’t submitted once construction started.

“The architectural design and stormwater design have inconsistencies and lack of co-ordination in waterproofing/below-ground water management in relation to lift pit,” NSW Fair Trading stated.

Inspectors also found more than 20 structural reports were missing including information on the proposed drainage system along the basement walls and the construction of a slab edge and stairs.

Director Building Practitioner Compliance Matthew Whitton said the developer’s failure to provide plans for “key building elements” could result in “significant loss to

the potential occupiers of the building or significant damage to property.”

“The regulated designs for passive fire protection, structural post tensioning, balustrades and wall framing, could significantly impact the actual performance of those building elements, as these building elements are critical to the safety and integrity of the development,” he said.

AB Developments has agreed to update and upload the missing documents to the NSW Planning Portal.

The stop-work order will continue for 12 months or until the NSW Fair Trading secretary revokes the order.
