A multimillion-dollar proposal to build a large warehouse complex in Sydney’s southwest has the potential to provide vital job opportunities close to home for residents in the growing region, according to a developer.
The $104 million plans, now on public exhibition, seek consent to demolish existing structures at 28 Yarrunga Rd, Prestons, to make way for an industrial complex that would house eight warehouse units.
Planning documents prepared by Think Planners, on behalf of applicant Muhibbah Construction, reveal the complex, if approved, would be constructed in two stages.
Eight large warehouses would be built across two levels, providing 57,000sq m of warehouse floor space and about 7300sq m of office floorspace.
The majority of the office suites would be located within a proposed mezzanine and a basement carpark with 397 parking spaces is also being proposed.
A mix of materials will be used to construct the facade of the complex, including glazed wall elements, metal sheet Colorbond cladding, mesh screen and louvres.
The site is located in an emerging industrial estate in Prestons, which is separated from a larger, more established industrial estate in the suburb by the M7 motorway.
Planning documents state the project would inject new jobs in the area.
“The proposal will play a positive role in not only expanding and supporting the industrial
precinct it resides in but also in providing vital job opportunities within the region,” the documents state.
The Sydney Western City Planning Panel will determine the proposal, which is now on public exhibition.
