Rhodes: Billbergia Group reveals plans for 313 apartments on Blaxland Rd with affordable housing

An affordable housing development with plans to “surpass the norm” and deliver one of the tallest buildings in Sydney has been revealed.

Leading property developer Billbergia Group has put forward an application that will see a 48-storey “vertical forest” in Canada Bay with 313 residential units including 61 affordable apartments that they claim will “redefine the Rhodes peninsula”.

With an estimated cost of $170 million, the building will be the tallest tower in Rhodes and among the top 40 highest in Sydney. It will also feature a four-level mixed-use podium and ground-level plaza with cafes and a wellness spa.

According to GroupGSA – the architect firm leading the project – the building will consist of one-to-five-bedroom apartments, with at least 15 per cent of the total gross floor area dedicated to affordable housing for key workers and low-income households.

Located at 9-13 Blaxland Rd, the plans also include a rooftop forest and an infinity pool on level 48.

GroupGSA Director Lisa-Maree Carrigan said the design put forward blowed past the standard of what people think when they imagine affordable housing.

“This development exemplifies a standard of design rarely found in affordable housing or mixed-tenure projects, offering amenities that surpass the norm in contemporary developments,” Carrigan said.

“All affordable apartments, facing east, will have views of Sydney Harbour Bridge and its sinuous waterways and our design philosophy ensures that the most spectacular views and exceptional communal areas are accessible to all.”

The apartment mix comprises 13 studios, 54 one-bedroom apartments, 129 two-beds, 114 three-beds, five four-bedroom, and four five-bedroom units.

Originally designed as a 37-storey mixed-use tower with 244 apartments, Billbergia is now seeking to expand the project under the State Environmental Planning Policy affordable housing reforms, which makes developers eligible for more height and floor space if the projects includes at least 10 per cent affordable housing.

The development application will be on public exhibition with Canada Bay Council and will have an estimated value of $400 million when completed.
