North Strathfield tops list of inner west’s most tightly held suburbs

Sydneysiders  sell their homes every 11 years on average but residents in these inner west suburbs stay put for nearly double that time.

According to CoreLogic RP Data, North Strathfield is the inner west’s most tightly held suburb with owners holding onto their homes for an average 21.1 years.

Strong demand for a limited supply of homes has driven prices up in the area. In the last three years, North Strathfield’s median house price soared 102.3 per cent to $1,687,500.

Local agent Roger Agha from Devine Real Estate said there was a rise in inquiries from buyers looking in North Strathfield.

“Years ago, it was significantly cheaper to own a home in North Strathfield as opposed to other suburbs around it,” Mr Agha said.

“Now because of the fact it’s evolving and you’ve got the Bakehouse Quarter, the shops, the restaurants and the station, it’s caught up to the rest of the suburbs.”

Another tightly held area was Hurlstone Park with owners selling their homes after an average of 18.4 years. The suburb’s median house price is $1.24 million.

Richard Perry from Richardson & Wrench Marrickville/Hurlstone Park said families stayed in Hurlstone Park longer because it had large properties that did not outgrow their needs.

“It’s got no traffic flow, it’s got no industrial area, it’s not flight path affected, it’s down near the Cooks River, it’s got a train station — all those things that add up to making it hard to leave,” Mr Perry said.

Judith Sadler is selling her three-bedroom home at 13 Acton St, Hurlstone Park, which she and her late husband bought in 1987.

“People do stay here for a very long time,” Mrs Sadler said. “It’s a great area to bring kids up and it’s a lovely oasis. You’re so close to the city but it’s so quiet.”
