Cyprus Club redevelopment: Planning proposals for the Stanmore site revealed

The long-mooted redevelopment of The Cyprus Club in Sydney’s inner west has picked up steam, with plans to rezone the existing site, and early proposals revealed.
The proposals pertain to the club’s land on 58-76 Stanmore Rd, 2-20 Tupper St and 3-9 Alma Ave – all in Stanmore.
The five-year long process to redevelop the club and the immediate area has been a goal of the community for some time.
The Cyprus Community of NSW encouraging local residents and members of the Cypriot community to view the rezoning and redevelopment plans, and sign a submission paper, available at the club.
Under the proposal the Cyprus Community of NSW would retain about 2500 sqm at the front of the land on Stanmore Rd where a new building would be built, which would include a new Cyprus Club, shops and rental properties.
“This will yield $1.5 million in rent before income from club operations,” Cyprus Community of NSW president Spyros Constantinou said in a statement.
The rest of the land – about 7000 sqm – would be leased to developer Platino Properties for 99 years in return for $45 million. This would consist of three buildings earmarked for residential properties ranging three to six storeys in height.
In total, around 160 new homes are earmarked to be built as part of the proposal, according to planning documents.
“The land will always belong to the community and the title will never change names,” Mr Constantinou said.
“The land and all other property will not be mortgaged by the developer at any time.”
The site currently consists of the club itself, a car park and six houses at the rear of the site.
In the planning proposal, the benefits of the redevelopment to the club are made clear.
“The club intends to maintain and enhance its community-focused role by rebuilding and improving club facilities,” the plans stated.
“This would be to make more efficient use of the site for recreational, commercial and residential purposes and to provide additional public benefits within and beyond the site.”
In the gateway determination report from 2021, however, there were concerns about the size of the site and the effect it could have on nearby properties.
“The height and density (of the proposed buildings) appears to be in excess of the surrounding scale of 1-2 storey dwellings and 3-4 storey apartments,” the gateway determination report said.
The Cyprus Community of NSW recently held its first information session on the rezoning and development plans at the club.
