A developer who’s been waiting since 2023 to build multiple neighbourhood lots in Byron Bay’s hinterland could finally have the plans approved.
The plans lodged by McAuleys No. 1 Pty Ltd to build 38 neighbourhood lots at 53 McAuleys Lane, Myocum is currently on public exhibition.
A planning report, conducted by Ardill Payne and Partners on behalf of the developer, outlines the plan to turn a large rural lot into residential lots.
The proposal states there would be 37 residential lots built, one community building, a tennis court, maintenance shed, pathways and upgrades to Mullumbimby Rd and McAuleys Lane intersection.
The report states the community hub would include a storeroom, office, toilets, an open pavilion and multipurpose rooms which could be used for yoga.
The development application was first lodged back in 2023 and has slowly made it’s way to public exhibition, with the report pointing out this would provide “increased competition in the marketplace” if approved.
“(It) will provide additional and alternate lifestyle opportunities for existing and future residents,” it states.
“The construction of future dwellings on the lots will increase employment opportunities in the region, will have positive multiplier effects on the local economy and will increase council’s rate base.”
Due to the site being located in a bushfire prone zone, an assessment was required.
The Bushfire Assessment Report found the dominant vegetation type was rainforest and grassland, and made several recommendations.
These include having branches that don’t overhang a roof, not having shrubs under any trees, grass height kept to a height of less than 100mm and leaves and vegetation debris removed.
The exhibition period expires on May 9 2025.
