How Kellyville could look in 20 years time

WEEK 6: There will be less development around Kellyville than any other future metro stations on the Sydney Metro North West, but it will still gain an extra 4473 homes.

KELLYVILLE will see the least amount of development around its future metro station compared to other stations on the Sydney Metro North West.

Precinct modelling anticipates an extra 4473 dwellings will be built.

Development will be limited to a narrow band of undeveloped land from just to the north of the Samantha Riley Drive intersection with Old Windsor Rd, to Memorial Ave.

Only one development has been proposed so far — a cluster of towers 15, 12 and nine storeys tall that caused months of intense negotiations between the developer Dyldam, local residents, and The Hills Shire Council.

The development will include residential units, serviced apartment suites and retail.

The land around the station, which is adjacent to this development, is owned by the state government.

It is expected that this area will feature a plaza and could be flanked by unit complexes up to 15 storeys high, down to 12 storeys approaching Memorial Ave and to six storeys in areas closer to existing detached homes.

Work is continuing on upgrading Samantha Riley Drive.

Work has been held up as The Hills Shire Council negotiates with a number of different interests involved in the works process.

“At the moment, council is in the process of acquiring all land required to enable a number of service providers to move their pipes, poles or wires so that the upgrade of Samantha Riley Drive can be completed,” a council spokeswoman said.

“Council is also awaiting Endeavour Energy’s approval for the removal of power poles before the final construction phase.

“To keep traffic moving while the road is being upgraded, Council has temporarily installed roundabouts at Foxall Road and Samantha Riley Drive and at Redden Drive and Samantha Riley Drive. These currently operate as single lane roundabouts.”

The spokeswoman acknowledged that the works had caused difficulties for residents and motorists and thanked them for their patience.

When completed, the dual-carriageway road — which will include new roundabouts at Redden Drive and Foxall Road, and traffic signals at Hezlett Rd — will be a vital link between burgeoning population growth around North Kellyville and the new station.

The station will boast four bus bays, 1200 car parking spaces, parking for 45 bicycles, and a direct connection to the T-way network.
