High-rises up to 40 storeys could replace Norwest Marketown shopping centre

NEW plans for ambitious towers at Norwest Marketown have been revealed and it could become the tallest tower in the Hills.

NEW plans for ambitious towers at Norwest Marketown have been revealed.

The Century Circuit mixed-use development proposal details nine slender towers, ranging from four to 40 storeys high, with 1056 dwellings.

In its proposal to The Hills Shire Council, developer Mulpha Norwest said its plans would be part of its aim to make the business park a “beacon for innovation with connected infrastructure and a thriving community”.

The proposal seeks to rezone the 4.4 ha site and increase the maximum building height from 116m to 242.8m to accommodate the 40 storeys proposed as well as increase the floor space ratio.

Mulpha argues the change in zoning would allow for the area to become a “specialised strategic centre with metropolitan significance” and the marketown development as its epicentre.

The rooftops of the towers will include communal facilities for residents to enjoy.

A total of 26,000 sqm will be allocated for retail such as supermarkets while 84,000 sqm will be for office space, community meeting points and leisure activities.

If approved, it could mean a big change for Norwest Blvd.

Mulpha’s traffic report indicates the current roundabouts at the intersection of Norwest Blvd and Brookhollow Ave, the junction of Norwest Blvd and Century Circuit and into Hillsong Church would not be able to meet demand and would need to be removed.

In its place, traffic lights are recommended at these locations to ease congestion.

The development is also expected to centre around pedestrian access, including an underground tunnel connecting the high-rise towers to Norwest Blvd and to the nearby Hillsong Church.

A total of 3400 car parking spaces have been planned for the development.

The area surrounding Norwest Lake is set for a transformation with the Esplanade approved, the Watermark and Haven developments also approved and development applications lodged for the Greens in Solent Circuit, the 1300-dwelling Spurway Drive development and a development planned 2-6 and 7 Maitland Place currently up for public feedback.
