Beaumont Hills, Rouse Hill and Kellyville top house price growth in Hills Shire

Hills Shire house prices are booming, with suburbs recording over 50 per cent increases in just three years. Check out each suburbs growth.

A north west Sydney shire is experiencing a stunning housing boom, with some areas seeing median house prices jump more than 60 per cent over the past three years, according to CoreLogic data.

Since 2018, The Hills Shire has had one suburb’s median house price rise by over 60 per cent, while another five are recording median growth of more than 50 per cent.

In an extraordinary set of photographs, the Australian location intelligence company Nearmap has studied The Hills Shire’s rapid growth as the property marked boomed.

Nearmap provides government organisations, alongside architectural, construction and engineering firms, with easy, instant access to high resolution aerial imagery, city-scale 3D content, artificial intelligence data sets, and geospatial tools to assist with urban planning, monitoring and development projects in across the globe.

Beaumont Hills, Rouse Hill and Kellyville have topped the list for growth over the past five years.

Beaumont Hills has seen the largest growth in the shire, with the median house and dwelling price now hitting the $1.7 million mark.

The suburb recorded a staggering 36 per cent growth in the past 12 months, with the median dwelling price reaching 62.1 and 61.4 per cent in the past three and five years respectively.

Formerly part of Kellyville, this low-density, primarily residential, suburb has only seen its house prices continue to rise since it became a separate suburb in 2002 — althgough the median price was stagnant in the two years between 2016 and 2018.

Recent public transport investments and a rapid increase in urban development has seen Rouse Hill undergo a marked transformation, as it shifts away from its semirural roots.

The growth in medium house prices has accompanied this transformation: Rouse Hill has seen a 31.7 per cent growth in the past 12 months and a 53.6 per cent increase over the past five years.

With a plethora of local public and private schools, as well as a diverse combination of medium-density apartments, modern residences and older suburban homes, Kellyville has seen a steady increase in house prices over the past five years.

The suburb recorded 43.2 per cent and 50.1 per cent growth in the last five and three years respectively.

Kellyville house price now sit at a median price of more than $1.6 million.
