Baulkham Hills St Joseph’s redevelopment approved

AQUALAND has revealed its finalised masterplan for the controversial redevelopment of the St Joseph’s Convent site at Baulkham Hills — featuring an eye-watering price tag for 14 stage one lots and plans for townhouses and four other stages.

AQUALAND has revealed its finalised masterplan for the controversial redevelopment of the St Joseph’s Convent site at Baulkham Hills — featuring an eye-watering price tag for 14 stage one lots and plans for townhouses and four other stages.

The 12.5 hectare site at 64 MacKillop Dr, Baulkham Hills was sold by St Joseph’s to Chinese developer Aqualand in January 2017, following the submission of an ambitious planning proposal for 380 homes.

The Hills Shire Council knocked back the proposal in January 2018, however, the Joint Regional Planning Panel then provided approval for the development to proceed.

It is understood a voluntary planning agreement is being prepared for council to assess.

The planning proposal, which Hills Shire councillors argue includes several inconsistencies around building height and heritage items, features a $51 million concept masterplan for the site, proposing 110 medium density townhouses and 270 apartments with a mix of one-, two- and three-bedrooms across eight residential flat buildings.

In January, councillor Alan Haselden said the proposal was contrary to extensive strategic analysis already undertaken as part of recently approved master planning, which “achieves a more appropriate outcome and has greater consideration for existing infrastructure capacity”.

Stage one of the masterplanned community, dubbed Bellevue Residences, will feature 14 lots with a starting price of $1.1 million.

It is understood four stages will follow, including future townhouses and apartment complexes.

Aqualand chief executive John Carfi said The Hills masterplanned project was a first for the developer.

“We are excited by this opportunity to broaden our footprint to a rapidly growing and evolving suburb like Norwest,” he said.

Future stages will include house and land packages, as well as townhouses and will be delivered by a new construction team from Aqualand.

Sales and marketing head Alex Adams said the community would be 600m from Norwest Metro station.

“With its great connectivity, employment opportunities, education and recreation facilities this gives us an exciting opportunity to showcase the Aqualand vision for today’s modern living and make this a highly desirable home and vibrant community for discerning Sydney families and professionals,” he said.

The heritage listed farmhouse on the site will be repurposed for community amenities.
