A 24-hour McDonald’s restaurant and service station could be headed for the Norwest Business Park

That’s the million-dollar proposition property developers Mulpha hope to deliver to customers in the Norwest Business Park.

The developers lodged an application with The Hills Shire Council on Thursday to construct a 24-hour McDonald’s, a restaurant, a timber workshop as well as a service station with a convenience store at the site of the former Bunnings in Lexington Dr.

The service station is planned to consist of eight petrol bowsers, a 198 sq m Coles Express store, outdoor seating and 21 parking spaces.

The McDonald’s restaurant will consist of a drive-through service, eat-in restaurant and 40 car spaces.

The 375sq m second restaurant, not identified at this stage, will contain 31 car spaces.

In compiling an environmental impact report, Mulpha believed the fast food restaurant would not cause much of an issue to the area.

“The predicted traffic volume for the food services attached to the service station is five vehicles per hour,” the report said.

“Given that the proposed development is located within an industrial estate, it is likely that the majority of the patrons to the restaurants will arrive by car. It is likely that a high percentage of patrons will be served through the drive through.”

The developers said the “worst-case scenario” would be a maximum of 40 diners visiting McDonald’s, a total of 10 people eating in the service station outdoor seating while 31 patrons wined and dined in the second restaurant in a 15-minute period.

The service station could see up to 105 cars and four trucks drive in within a 15-minute period during peak hour, the report noted.

Mulpha also outlined plans to reconfigure the carpark and create a new access point from Norwest Blvd.

If approved, the Bella Vista development could join other changes headed to the business park, including the Circa Precinct development.
