A suburban home could soon be transformed into a multimillion-dollar three-storey childcare in a bustling neighbourhood in Sydney’s southwest.

A $2.7m development application has been lodged with Fairfield Council by La Land Pty Ltd for a childcare centre on 89 Mandarin St, Fairfield East.

If approved, the centre would operate across three floors with the ground floor featuring an indoor playroom for children aged three and under with a craft benches, cot rooms, nappy change area and access to the outdoor play area.

A foyer, laundry, staffroom, office and kitchen would also be featured on the ground floor.

The first floor would have an internal foyer and an indoor play area for ages three to five with access to indoor storage room, craft bench, bathroom and access to two outdoor play areas.

The second floor would also have a foyer alongside an indoor and outdoor playroom for children aged between three to five – including a craft bench, bathroom access and an outdoor storage room.

The facility would operate with a maximum capacity of 100 places with 10 places for children aged under two, 30 places for children aged two to three and 60 places for children aged between three and five.

A total of 15 educators would work at the centre with proposed operating hours from 7am to 7pm Monday to Friday – excluding public holidays.

The plans also proposed a split basement carpark with 13 staff and visitor spaces in the lower basement and one staff and 10 visitor spaces in the basement level.

A single storey residential dwelling including a fibro shed, garage and driveway will be demolished to make way for the $2m centre.

Planning documents recognise the land was zoned as R4 high density and would over time “promote larger scale developments including multi-unit housing”.

“While the development can be contrasted to the existing environment, the area is likely to transition significantly over the next five to 10 years, with the higher-density developments,” the plans state.

“It is considered unreasonable that the expectation is to develop a single, or two storey child care facility, with the area likely to see significant vertical development in the near future.”

The documents state a 1.8m high acoustic barrier would wrap around the ground floor outdoor area, and a 1.5m high acoustic barrier around the first floor outdoor play area to minimise noise impacts from children playing.

The plans will be considered by Fairfield Council.
