Grand mansion demolished to make way for record-breaking land prices
A GRAND mansion in Edensor Park has been bulldozed and divided into nine lots, two of which were sold for record-breaking land prices.

A MULTI-MILLION-DOLLAR mansion in Edensor Park has been bulldozed and divided into nine lots, two of which were sold for record-breaking land prices totalling more than $1.3 million on April 19.
The “Bosnjak mansion” at 1 Booralla Rd, Edensor Park, was demolished on April 18.
Two lots were auctioned and sold by Raine & Horne Wetherill Park principal Sam Ruisi the following day.
Mr Ruisi told the Advance lot 7 (454sq m) sold for $686,000, while lot 5 (452sq m) sold for $665,000.
This equates to $1511 per sq m and $1471 per sq m respectively, which Mr Ruisi said constituted the two most expensive land sales per square metre in Edensor Park since January 2015.
The land was championed for its “blue-ribbon location” and for being only footsteps away from Edensor Park Plaza.
While the division of the lots represented a landmark sale, many locals expressed sadness about the demolition of the iconic mansion.
One person commented on Raine & Horne Wetherill Park’s Facebook page “how heartbreaking to see that house go”, while another posted “how will I direct people to my house by saying ‘go past the mansion’?”
Others had called for an open house to be held before the demolition to allow for a viewing of the interior of the property.
Mr Ruisi said the loss of the Edensor Park mansion was “a shame” but he acknowledged the necessity of the demolition.
“Everyone driving past Edensor Rd always had a glance at it — it was a masterpiece of a home,” he said.
“It’s a shame, but you also must consider supply levels for blocks of land.
“There’s no point accommodating a one acre (0.4ha) lot for a family with no children who are retired, over having more families moving to the area.”
Mr Ruisi indicated the owner had outgrown the house and downsized locally. The owner declined to comment on the sale.
According to CoreLogic, the house was built in 1989 on a 4521sq m block and is zoned low-density residential.
The property comprised seven bedrooms, five bathrooms and four lockup garages. A tennis court, basketball ring area, heated pool and spa and gymnasium were also previous selling points.
CoreLogic indicates the property was listed on the market for 166 days in April 2015 for $4.2 million.
In September 2016, the property was sold for $3.3 million.
It was again put on the market and sold in January 2017 for an undisclosed amount.
Edensor Park has experienced a 72.2 per cent rise in the median house price in the past five years. By comparison, Fairfield’s median price has changed 75.4 per cent over the period.
The remaining lot of land listed by Raine & Horne Wetherill Park at 1 Booralla Rd is 471sq m in size.
